Major three Agendas of the visit-

• Participate in convocation ceremony at PGI Chandigarh.
• Address a joint rally organized by BJP units.

Prime Minister Narendra Modi is likely to visit Tricity on 11th September 2015. He will inaugurate the International Airport based in Mohali. The name of the airport is yet to be decided as there is a clash in the Punjab and Haryana Governments, Haryana Govt. wants the name to be just ‘Chandigarh’ but Punjab Govt. wants the name to be ‘Shaheed Bhagat Singh International Airport, Mohali’. Approximately 2500 people from Tricity and near by areas had to travel to Delhi on everyday basis to catch a flight, an International Airport will now safe a lot time and resources of the nation. The International Airport along with it’s better connectivity via Ring Road is highly likely to provide a boost to the overall economy of Zirakpur, Panchkula, Mohali and Chandigarh.

Besides the airport, PM will also take part in the convocation ceremony at PGI Chandigarh.

After inaugurating the Airport, PM will address a joint rally organized by the BJP units of Punjab, Haryana, Himachal Pradesh and Chandigarh. BJP will also organize a week long Swachh Chandigarh programme. The party will clean the city with the help of residents and Dera Sacha Sauda volunteers.

Why you should or shouldn’t invest in Commercial Spaces?

Office Real Estate is commercial property that is used for business purposes. For some investor looking to diversify his portfolio, commercial spaces can be a great option. Office Spaces are found in single buildings and business parks etc. An office usually requires desk space, conference rooms and basic facilities like lifts, fire safety, quality wiring, kitchens and toilets etc.
Commercial Real Estate has two aspects, firstly the office space developers and secondly the investors who mainly earn high incomes from high rents on commercial spaces and the gains they make from capital appreciation. An office that is well located and well maintained with secure tenants provides the investors with excellent returns on their investment. Therefore the office spaces are quite popular with the investors for a good reason.

Real Estate Investment

We are listing some of the key benefits and cautions for investment in office space:
Stock Markets are known more for erratic movements but real estate investments are considered safer where decent returns are concerned. Based on the very basic rule of economics i.e. Demand and Supply, residential is considered the safest amongst all segments of the real estate. Though residential investments yield good capital appreciation but rental income is quite small (about 2-3%).
Anyone with adequate experience of residential real estate must consider commercial real estate as well and inflate their real estate exposure. In office spaces the rental income per year is as high as 7-10% of the property’s total value. As compared to the rental income from a residential property it is quite high. The general cash flow starts from the beginning and when the mortgage is paid off, your investment becomes a sufficient retirement plan and helps you avail wealth tax exemption. Capital appreciation of commercial property depends mainly on the macroeconomics and investment conditions, which varies from area to area.
In case of India having a very stable government at the Centre and a Prime Minister that promotes industry and with the proposed changes in the FDI norms in real estate there is a renewed sense of confidence amongst the industrialist as well as several foreign companies looking to set up operations in India. The requirement of office spaces will be on a rise in the near future therefore now is considered an apposite time for investment in property. The scope for both regular incomes as well as capital appreciation is there.
“Real Estate investments in India have given superior returns than other assets such as equity and debt over the last five years,” says a report by real estate consultancy Knight Frank India.

Office space investments usually can’t be flipped easily and are mainly mid to long term investments. Therefore they need to be managed a bit differently than the residential properties. Office spaces need bigger investments as compared to residential investments.

Investing in a large office space is ideal and then they can always be split in smaller units for renting out. Finding a big tenant is not possible always then splitting is great option to make even better rents.

If your budget is not very huge then investing in smaller spaces will also prove beneficial as there is sharp rise in the entrepreneurship culture. The number of new enterprises registering every year is increasing. As per the data by RBI there is an increase in the number of loans to commercial real estate every year, which indicates the high demand of commercial real estate.

Professionals such as lawyers, doctors, chartered accountants too need an office space and smaller units of office spaces can be used to rent out. No professional or businessman would want an office in an area that is difficult to access, therefore the investor must make sure the place is easily accessible and is in a prime location. Most companies or any businessman would not want to shift their office space for a long term as moving is an expensive and time consuming task which leads to excellent secure rental income for the investor.

“Integrated mixed- use projects are gaining popularity as they provide business and residence in the same locality,” says L.C.Mittal (Managing Director of Motia Group Zirakpur)

Each city has its own local industry and the demand for office spaces depend on economic players and prospective tenants. Before making an investment, you must understand all the dynamics. For e.g. if city has bigger companies ruling and require large office spaces to accommodate their workforce then you will need bigger space and vice-versa.

Invest in us so you can invest wisely
Reasons for caution
Risk of Vacancy:
Major chunk of the income from investment in commercial spaces is from rent but if the place is vacant and not given on rent then the investor suffers loss. General state of economy is what affects the demand for office spaces, if the state is good then it’s all gold for investor but in the opposite case scenario they may have to reduce the rents to survive in the competitive market. Such a situation can also be dodged by renting out to multiple tenants as this spreads the risk of vacancy or by renting to a secure tenant such as a govt. dept. or some bank.
Repair’s on time to time:
The investor must get the basic repairs of the space from time to time and make sure the interiors are not outdated or cramped otherwise it can become hard to find a good tenant. Same goes for the location- it should be desirable at all times.

What makes Zirakpur an ideal investment?

Zirakpur- A satellite town of Chandigarh developing at rocket speed is observing growth in the real estate market. There are number of factors that are providing constant boost to the real estate prices of the town like development at a large scale by private developers, the affordability of the properties and a suitable location. Zirakpur is merely 10 minutes drive from popular hot spots like Elante Mall, exquisite 5 Star Hotels, Domestic Airport and having International Airport in its close proximity earns Zirakpur extra brownie points.
Zirakpur attracts not only small investors but large fish in the market as well because of the newly developed infrastructure, connectivity and effective value of properties. According to the current scenario a number of residential and commercial projects are coming up and Zirakpur is becoming the most approachable market for real estate investment. The ones looking for a sound investment to invest their hard earned money in luxurious Flats in Zirakpur are on the right track. Anyone with money constraints and wanting to invest in Chandigarh has Zirakpur as a best alternate because the prices of property in Zirakpur are much reasonable as compared to the prices of property in Chandigarh.

Here’s a list of “Why Zirakpur is an ideal place to invest.”

Ideal Location– Zirakpur is so ideally located at the junction of 3 states (Punjab, Haryana & Himachal) and one Union Territory (Chandiagrh). Just being a satellite town of Chandigarh doesn’t make it a great place to live or invest but because of its connectivity with 3 main states of India. The area of Chandigarh can’t be increased and there is scarcity of land in Chandigarh therefore in the coming times the future of this city will certainly be very bright because it is the upcoming hub of North India.

New Infrastructure– Zirakpur has newly developed infrastructure, all the private realty developers in Zirakpur have contributed a lot to the development of the city. The city now has buildings equipped with latest & modern technology. Buildings with contemporary designs can easily be spotted in the city.

Amazing Connectivity– Government’s effort to improve Zirakpur’s connectivity with near by areas has contributed a lot to the development of the city. Flyovers and Ring roads have cut the distances short. The International Airport is at a distance of 10 minutes drive via Ring Road and brings Tri-city closer to the world. Chandigarh can also be accessed in less than 10 minutes because of the flyover that helps you cut down the traffic making this city a hot spot for all. Time taken to reach Tri-city, Delhi, Shimla etc is much less as compared to earlier because the traffic has been cut down by the Flyovers.

Apt for people studying or working– For the people who are studying or working anywhere in the Tri-city, Zirakpur is again the best option to stay because of its cost effectiveness. Shopping or hanging out with friends couldn’t have been more fun anywhere else because Zirakpur has it all in one place i.e. Big Bazaar, Metro, Best Price, Pantaloons, Eating joints like Mc’D, KFC, Sindhi’s, Gopal’s, Pizza Hut, renowned international chain hotels and much more.

Safety – Safety in Zirakpur is not an issue as it is a very safe place to live. The main concept of the housing followed in Zirakpur is that of Societies and we all know that living in a society is always much more safe as compared to living in an independent house. The societies are guarded 24*7 by professional guards and CCTV cameras are installed in the societies as well as the main areas of the city. It’s suitable for the kids and elderly because of the peace and security factors. Ample options for educational and personality growth is available for your child here.

Own an office near your home– Nothing can be compared to the liberty of owning an office space near your Home. There are multiple developers who are building office spaces near the residential projects. These office spaces not only make your life easier by having your work place near your home but also provide good business opportunities. The number of families’ living in societies is quite large and have people of almost all the age groups. A teacher, doctor, advocate, accountant etc can get business easily because of the people living in the same vicinity.

Affordability and Availability– The property in Zirakpur is a lot more affordable as compared to the properties elsewhere in Tri-city. Property prices in Tri-city have boomed due to urbanization and can’t easily fit into everyone’s budget. Also the number of options of property available in Tri-city is much less as compared to Zirakpur, let alone getting a property of your choice in Tri-city. On the contrary a 3BHK flat in Zirakpur is easily available at an affordable price of 45- 50 lacs.

Abundant Amenities and Healthy Environment– While planning to buy a home it’s essential to keep in mind the health and safely of your family. It is your responsibility to provide your family with a healthy environment to live in. Choose a place that has it all in one place and is pollution free for e.g. large open green area, jogging paths, kids play area, swimming pool, tennis court, basket ball court, gymnasium hall, am phi-theatre, full basement parking plus stilt parking etc. The development should be done keeping in mind not just the next few years but the lifetime requirements of the customers.

Easy Loans– Most of the residential and commercial projects in Zirakpur are approved making it easy to get a loan from any desired bank. Easy availability of loan solves the financial issues of a person and helps him buy any desired property.

Everyone wants not just a beautiful house but a beautiful neighborhood as well. After Chandigarh, Zirakpur is the best place for living a quality and calm life.

3 Points you must keep in mind before Buying a House

3 main OPTIONS to be considered and discussed before you make the BIGGEST decision of Life that is buying your HOME. .Din

Livability because if you do not have daily or basic amenities like Largest Lush green Lawns, Underground basement Parking etc around your house it will make a lot hard for you to survive in a place like that.

2. Project or Product you are buying – Project of course so that you are sure you are investing your hard earned money in something which appreciates with time and is something which remains as it is for generations to come.

2. Choose an area that you want to stay in for the rest of your life. Zirakpur is one of the fastest developing towns and is a satellite town for Chandiagrh.

Get over these Myths, Be a Regular Blood Donor!!

There are few set stereotypes that I have come across whenever the topic of Blood Donation comes up. This is a small effort to burst the Myths related to Blood Donation; a read might motivate you to Donate Blood.

Myth: Why should ‘I’ Donate Blood, someone else will.
Fact: Every year our nation requires about 4Crore units of Blood, out of which merely 40 Lakh units of Blood are available. A single car accident victim can require as many as 100 units of Blood. Every two seconds someone needs blood. There is no substitute for Human Blood and the number of voluntary Blood Donors is quite less therefore YOU must donate Blood.

Myth: Body has limited Blood, so it should not be given away.
Fact: Only 350 ml of Blood is taken during one session, and there is enough Blood in the body to donate without any ill effects. Donated Blood is recovered within 48 hours of donation.

Myth: Blood is sold in Blood Banks.
Fact: Blood Bank doesn’t sell Blood, only purification and preservation cost of Blood is charged.

Myth: Blood withdrawn doesn’t get recovered soon.
Facts: Blood volume takes 24hrs to be recovered and Red cells are recovered in about 6 weeks.

Myth: You cannot take part in sports or other physical activities after donating blood.
Fact: Blood Donation doesn’t interfere with the ability to perform physically, though strenuous workout should be avoided for the rest of the day. You can cent percent get back on the track very next day.

Myth: Taking medication means that one cannot be a blood donor.
Fact: It depends on medication being taken, it may halt donation for a period, though in many cases it won’t prevent a donation. Let the doctor decide.

Myth: Person becomes weak or physically infected after Blood Donation.
Fact: A clear procedure for taking Blood from each donor exists. Sterility is maintained at all steps. A sterile, new needle is used for each donation and is then properly discarded. Use of sterile equipment and technique limits the chance of infection.

Myth: One can donate only once in a lifetime.
Fact: Men can donate 4 times in a year and women can donate 3 times in a year.

Myth: Children and Old cannot Donate.
Fact: When you turn 18 you are eligible to start donating blood legally. Under special circumstances even younger ones can donate with parents as well as doctor’s consent. Normally a person can donate till they are 55years of age, but a fit and healthy person can donate even upto 60 years or above.

Myth: Heavy people are healthier and have more Blood to give.
Fact: Heavy people are less healthy than others. Overweight doesn’t mean more Blood.

If the above said Facts moved you even a bit, then start right away and let your first Donation be at the Blood Donation Camp organized by Motia Group.

Different Lights Different Effects!!

Before you plan on deciding the lights that you want to buy for your room, ask yourself a question i.e. what is the purpose that you want to use your room for? Answering this question will help you greatly to choose the right kind of light. Numerous ways to lit a room are there, all you have to decide is the room’s function.

day light

Natural Day Light-
The most economic source of light anywhere in world is Natural Day Light. One must make the most of it. And don’t forget that day light varies from time of the day, to what weather it is and the seasons. Setting sun light has a different feel than the midday sun. Best sources of Natural Day Light are the Roof Cuts, Windows and Balconies.

Accent Lighting-
A directional light that is highlighting an object or some unique architectural feature in a room is Accent Light. Up lighters, Down lighters, Halogen spotlights mixed together are a good way to get this effect. Pictures, Paintings, Glass, Books etc are some exceptionally good spots to highlight.

Task Lighting-
As the word implies, it is used for performing the tasks. Light is focused on the task area and task light enhances the visual clarity and keep the eyes from straining. Daily activities like cooking, shaving, reading, sewing, putting make-up etc. as a rule need this type of lighting.

Ambient Lighting-
Also known as background lighting, it’s a source of light that washes a room with glow. It mainly plays the part of daylight in a room. Such light type flattens the interior and creates a very bland effect, very little shadow is created. However, by using some other type of lighting a good effect can be achieved.
• Place your desk right at least 1m away from the window, because direct light is quite intense.
• To maximize natural day light in your habitat, it’s imperative to trim the trees or bushes that overshadow the window.
• Hanging mirrors right opposite the windows increases the light in room.
• While buying an angle lamp, never compromise with the length of its stem.
• A visually small room can be enlarged just by illuminating one wall.
